Contra Costa County Housing Statistics April 2012

Overall, low resale inventory and high buyer demand are driving up prices.  Individual markets vary but many properties are receiving multiple offers and are being sold close to or above asking price.  Number of days on market is dropping.  Conventional buyers are having to compete with all-cash buyers at all price points, but more so in the lower price ranges.

April 2012 Newsletter w/March 2012 Sales Statistics

Hello and Happy Spring!

As I mentioned last month, we are seeing more and more properties getting multiple offers. It’s just basic economics – the result of demand (i.e. lots of motivated buyers) greater than supply (i.e. low resale inventory).

The good news is that now is a great time to buy and to sell. Whether you are interested in purchasing owner-occupied or investment property, you can take advantage of low mortgage interest rates and property prices. On the other hand, if you have been contemplating putting your home on the market, now is the time to do so since buyer demand is up and inventory is low.
